A real estate perspective: Innovating for the Indian consumer

Business

Mumbai (Maharashtra) [India], April 14: India is currently the fastest-growing economy in the world, ahead of emerging economies and advanced economies, which has led to rapid growth in construction and infrastructure, creating employment opportunities across the nation, and leading to urbanisation at an unprecedented rate. The sops, subsidies and various schemes granted by the central government and state governments to boost real estate development have accelerated the pace of urbanisation. This has led to a surge in demand for the housing market, which requires innovative solutions that can help in meeting this demand sustainably and cost-effectively.

Innovating in India is perhaps the most natural yet challenging task for entrepreneurs. Dealing with diverse asset classes with diverse needs, the task is often to deliver the best facilities at modest prices. One of India’s leading real estate names, MICL Group, is pioneering this fine balance in the infrastructure and real estate sector. Under the leadership of Mr. Manan Shah and the innovative solutions provided by his team, the company aims to set new benchmarks for the design and development process.

Inspired by the vision of changing the paradigm of MICL Group’s project, ‘Aaradhya Highpark’ located in Dahisar, the prime objective was to plan state-of-the-art amenities which are not just unique but create a luxury living experience. Coming from their long-standing innovative efforts, the design experts of MICL brought in the sprawling swimming pool theatre, an exclusively planned space for collective entertainment and physical fitness.

For the same project, the company went the extra mile to maximize the light and ventilation, a variable luxury in the cramped Mumbai landscape. As a result, instead of the conventional rectangular or square-shaped passages and lift lobby, the design which was implemented was an “I” shaped passage, streamlining natural ventilation rather than depending on mechanical ventilation.

These small ideas and techniques play a vital role in creating a difference in how intricately a developer caters to his client’s needs. A small contribution to society can create a huge impact in simplifying everyone’s life.

For instance, the use of universal sockets, a universal socket is an outlet that can accommodate different types of plugs and electrical devices from different regions or countries. The group has done an efficient implementation of utilising these sockets in most of our high-end projects. Universal sockets offer convenience and flexibility for residents who may have a mix of appliances and devices from different countries or regions. They also ensure that residents do not use unsafe or incompatible electrical adapters or devices, thereby reducing the risk of electrical hazards or accidents.

The project – ‘Aaradhya One’ is built on sustainable lines, which include the installation of solar panels and the use of the Net Metering technology, which have decreased the carbon footprint and significantly reduced annual energy consumption costs. The company aims to indulge in sustainable practices, technologies, and innovations that help reduce our impact on the environment and promote a more sustainable way of living.

Further, Mr. Manan Shah’s foresight has geared the projects from the very beginning towards environmentally conscious steps such as the use of low-emission paints, economical yet effective resource allocation, optimization of the light source and ventilation in the apartments through French windows and many others.

A central multipurpose courtyard serves as a focal point for the community, bringing residents together and fostering a sense of belonging. In the ‘Aaradhya Highpark’ project, the design experts have successfully managed to carve out a 40,000 sq. ft of central open space as lush green space with manicured gardens to more contemporary areas with outdoor seating, lighting, and decorative features. In addition, the central open areas are a sustainable feature, providing natural ventilation and cooling, reducing the heat island effect, and helping to mitigate the impact of urbanization on the environment.

In the same project, the design experts of the MICL Group have done an extraordinary job in extracting more usable areas for the flats for the residents. The area of Mira Bhayandar was not familiar with spacious room sizes and luxurious internal designs. But with Aaradhya Highpark, we envisioned bringing something new to the table and extensively worked on achieving a higher usable area for all the flats. The tower stands 119.95 metres tall, indeed one of the tallest in the entire vicinity of Mira Bhayandar.

Architecture and innovation are closely intertwined, as innovation is critical to the advancement of the field of architecture. Architects are constantly seeking new ways to design buildings that are not only aesthetically pleasing but also functional, sustainable, and adaptable to changing needs. Similarly, for our ‘Aaradhya Parkwood’ project, the building has been designed in an S shape; this unique design optimizes natural light and ventilation. The design can maximize the amount of sunlight that enters the building while also promoting air circulation. The building’s curves can also create pockets of shade, reducing the amount of direct sunlight that enters the building and keeping it cooler.

Another prime example of potent design-thinking of the MICL Group is the Juhu-based ‘Aaradhya Evoq’ project with over 20+ amenities spread over 10,000 SQ. FT, the standalone development, is woven effortlessly into a community living space with everything under one roof. Amenities located within the tower can make daily life more convenient for residents and can increase its overall property value, making it more attractive to potential buyers or tenants. The vertical living concept inculcated in the Aaradhya Evoq aims to maximize space efficiency and create sustainable urban environments that can accommodate a growing population. Vertical living buildings typically have multiple floors, elevators, and a range of amenities, such as parks, gyms, and community spaces, to provide residents with a high quality of life. The same concept has been replicated in other projects such as Aaradhya Nine, Aaradhya Eastwind, and Insignia.

Setting the company apart from the crowd, MICL Group has enhanced the standard of living for its residents and increased the value of the surrounding neighbourhood; a prime example of this is the successful transformation of the Naidu colony. Through projects like Aaradhya Square (commercial complex), Aaradhya OneEarth (residential project) and Aaradhya Nine (residential project), the company has significantly transformed the area of a Naidu colony into a project named “Ghatkopar Avenue” a prime residential and commercial complex. This has led to a notable surge in the PSF rate of the region, signifying the positive impact of the MICL Group’s developments.

In conclusion, the real estate industry is rapidly evolving, and the MICL Group aims to create innovative approaches to meet the changing needs of consumers. From incorporating smart technology and sustainable design to creating mixed-use spaces and implementing community-oriented features, the developer is reimagining traditional real estate models and delivering unique experiences for his customers. By embracing innovation and leveraging new technologies, real estate developers have the potential to create more efficient, sustainable, and liveable communities, thereby shaping the future of the industry.

“Today we live our best life, and tomorrow we live better,” says Mr. Manan Shah, Managing Director, MICL Group. “As the real estate landscape continues to evolve, it will be exciting to see what new innovations and creative solutions the company will bring to the table to enhance the real estate experience for consumers.”
